As from this September 3 -2005 you must  apply in person to the police station in
Cartagana. to apply for a N.I.E. number before you can buy property. this take 21 days for the number to be issued so the you will have to return in month to sign for your property our give power of attorney to a lawyer this takes a day and has to be on Tuesday or a Thursdays night
In the past its was done by our other offices for you so you will need this to do before you can go ahead. or even apply for a bank loan
We can arrange for someone to go with you. Also you must have all monies in place to transfer. within 5 days of signing. the contract. We are offering 60% loans Through the Royal bank of Scotland sister bank Bank of Santander Central hispano if you need one. Bring proof of earnings and 3 months statements. A Deposit of at least 3000euros to hold the contract. and
sometime up to 10% if resale depending on the owners.

The reason I mention this to-date we had a clients who come over
and did not take any of our advice and they came over with have left disappointed.

1/ Before you can buy a property in Spain  will require to apply for an N.I.E. number. This can only be done in person at the police station in Cartagana We will help you do this Also if you require a lawyer- we can recommend an independent one who has English and Spanish, if you so wish.

2/ It is advisable to have Spanish wills made out as well as the British wills in case there are complications later on.

3/ Banks:

a) A Bank account must be opened here in Spain. For this you will require your passport.

b) You will require a bank security code number from your U.K branch to transfer money when required.

c) Have whatever funds you may require in place to save delay and disappointment.

d) Contact your credit card company to let them know you are going to Spain and may require more than normal withdrawals.

4/ If you require a mortgage the maximum amount that can be borrowed is 60%, - 70% on the survey price  therefore the first 40% must be in place and made available. unless its off plan  property.

Requirements for a mortgage are -

(a) Passports

(b) P60 (If a both are working 2 P60S will be required)

(c) The last 3 months bank statements

(d) Confirmation of all outstanding balances on any existing mortgage and any other loans i-e credit card etc.

All this has to done therefore we need at least 3 days with you
